Triovest’s goal was to add 75,000 SF of retail space to the existing commercial development, and to create a vehicular access route from the Phase 1 development to the Phase 2 development.

Our challenges were to connect two portions of a retail site, which were completely separated by a stormwater management swale, and to place additional GFA on the triangular Phase 2 site, while respecting CN Railway Land setbacks.

Our solution was to construct a vehicular bridge between the Phase 1 and Phase 2 developments, creating a connective route between the two sites, and carefully placing building massing to allow the site to be fully utilized.

The key to the success of this project was achieved by fully meeting the client’s needs, and the strategic placement of a vehicular bridge to enable the sites to function as one, without loss to GFA. The identical architectural aesthetic of Phase 1 and Phase 2 promotes unity throughout the development. Even though the site is triangular in shape, a ratio of 10,380 SF per acre of GFA was achieved.
