Triovest’s goal was to develop a single-storey retail plaza with a minimum GFA of 100,000 SF, within an irregularly shaped piece of land.

Our challenges arose from the size and shape of the 9-acre, triangular site, which was adjacent to CN Railway Lands, and required special consideration in regards to the building setback.

Our solution was to carefully place and configure the building footprint, which allowed the site to be fully utilized with numerous pad buildings placed along the street edge, to create a strong retail image and pleasant old town rhythm.

The key to the success of this project was achieved by fully meeting the client’s needs, and collaboratively working with municipal authorities throughout the approval process, to ensure that the project was delivered on time and on budget. The successful placement of the buildings on site enabled a ratio of 11,200 SF per acre of GFA, even though the site was irregular in shape.
