Starbank’s goal was to construct a 95,000 SF retail centre within The Stockyards land district.

To accomplish this goal, we had to overcome several challenges, including issues resulting from the fact that zoning did not reflect the intended use, numerous servicing easements on site that needed to be lifted, and the BIA, which was not in favour of the proposed development due to concerns regarding retail competition in the area.

Our solution was to undertake a rezoning of the site and to seek the OMB’s approval to allow the project to be realized. We created strong pedestrian links with significant pedestrian interaction to tenants on St. Clair Ave. W., including Starbucks and CIBC bank, which helped to create a dynamic and animated street edge. Enhanced landscaping provided a pleasant pedestrian route along St. Clair Ave. W.

The key to the project’s success was our ability to meet the client’s needs and to collaboratively work with all stakeholders to resolve concerns and solve problems.
