Taking its architectural cues from the existing early and mid 20th century warehouses on the street, 400 Wellington West consists of an eight, ten and twelve storey mid-rise building in an L-shaped plan about a common forecourt. The development establishes a mixed-use urban presence on Wellington Street and utilizes existing lanes for pedestrian connections through the neighbourhood. The main entrance lobby may be likened to a glazed porch fronting on a broad open landscaped forecourt of thematic gardens that creates a pause in the street fabric. At the street line and along the lane, grade related retail supports pedestrian presence. By its strong urban presence, terraced massing and sensitive setbacks to established neighbourhood buildings, 400 Wellington West sets a precedent for intensification, use and scale for future development in the area.
